East Bayfront revitalization includes three publicly-owned development parcels known as Bayside, Parkside, and Dockside. These parcels represent approximately 50% or 11.18 hectares (27.44 acres) of the total East Bayfront area. The remaining portion is 10.8 hectares (26.7 acres) and is privately owned.
Dockside development is already underway and includes 130,000 m2 (1.4 million sq. ft.) of office and institutional space, including 15,000 m2 (161,500 sq. ft.) of cultural, retail and recreational uses. Also included in this initial phase is First Waterfront Place, a 42,000 m2 (450,000 sq. ft.) office building currently under construction, by the Toronto Economic Development Corporation (TEDCO). Dockside will take approximately four years to complete.
Remaining development opportunities include two parcels known as Bayside, a 5.3 hectare (13 acre) site with approximately 160,000 m2 (1.7 million square feet) of residential and commercial / mixed-use development potential, and Parkside, a 0.38 hectare (0.94 acre) site with approximately 65,000 square metres (700,000 square feet) of residential / mixed-use development potential.
Bayside has a large prominent location with extended frontage on the Inner Harbour. It is one of the most important places in the new waterfront with high expectations for quality development. This site will be a new urban district, including employment, residential, cultural and retail uses, vibrant public spaces and exceptional architecture.
Parkside will become a prime waterfront location with frontage onto the future Sherbourne Park. Views to the water create an unparalleled development opportunity, for residential, hotel, retail and employment uses.
